The hotel market in Poland and the region is supported by growing domestic and international tourism, the development of the premium segment, and rising spending on leisure and wellness. The region is attracting an increasing number of foreign tourists, whilst the purchasing power and mobility of local residents are also on the rise. Hotel market saturation remains lower than in Western Europe, creating scope for the development of new properties – both in major cities and in holiday destinations, where the premium segment is growing rapidly. Hotels are highly capital-intensive investments with a long payback period, and banks often take a cautious approach to financing them – particularly during the construction and operational start-up phases, before a property has established a track record of performance.
CVI financing can be used to complete capital expenditure, fund the operational start-up, carry out modernisation and expansion works, and purchase land for future properties. The typical value of a single transaction ranges from EUR 3 million to 30 million.
