Highlights from Property Forum 2026 featuring Rafał Lis
Polish investors hold substantial capital, yet it is primarily international investors who benefit from Poland’s commercial real estate market. How can we encourage more domestic savings to flow into investments in the local market? This was one of the key questions discussed at Property Forum 2026, where Rafał Lis, Managing Partner at CVI, was among the participants.
As he pointed out, Poles have long been keen to invest in residential property, but their access to the commercial real estate market remains limited. Developing professional, appropriately regulated investment vehicles is essential to enabling greater participation of domestic capital in this segment.
Another important topic was the role of alternative financing solutions. While banks remain unrivalled in terms of the cost of capital, they cannot meet all the market’s financing needs. This is why solutions such as private debt, mezzanine financing and structured equity are becoming increasingly important.
Rafał Lis also highlighted the importance of investment diversification, particularly in higher-risk projects, where investing through a fund allows risk to be spread across multiple investments.
